Between March 2007 and April 2008, Mace delivered the three phases of this landmark development in the new Burj Dubai Downtown District for Emaar Properties.
Emaar Properties PJSC have pioneered the development of a modern, tight grained residential community based upon the form of traditional Arabesque motifs and themes to create a village environment within the city. The development, 37 buildings, ranges from low-rise three storey apartment buildings to a number of exclusive mid-rise buildings with Penthouses. Residential accommodation comprises a variety of one, two, three and four bedroom apartments in a neo-vernacular architectural theme. The development provides a variety of boutiques, parlours, restaurants and coffee houses reinforcing the sense of urban community.
Apartments are dispersed around open landscaped courtyards overlooking pedestrianised walkways. Many apartments include generous private rooftop terraces and all have access to landscaped gardens. The development includes Amenities buildings with 25-metre lap pools, children's pool, gym, spa, squash courts, aerobics rooms, games rooms, relaxation areas, juice bars, movie theatre, a multi-purpose hall.
Cooling for air conditioning is supplied from the 35,000TR (120,000kW) district cooling plant which was constructed in conjunction with this development. The entire development is located on a podium, to ensure pedestrian only traffic at ground level.
All elements of construction reflect a conscious move towards sustainability, using a combination of high thermal mass masonry with insulated cavity walls and well insulated roofs with limited use of glazing to reduce thermal gains.
Each apartment block has two passenger lifts. All plant and equipment rooms are located in the basement creating a ‘clean roof' approach wherein the roof-scapes make a significant contribution to the overall architectural environment.
Macro, Mace's FM services supplier, is providing facilities management on the project going forward.Â
