Mace was commissioned to provide a suite of due diligence services on 12 existing office buildings in Munich and Nürnberg as a precursor to potential purchases by UBS Real Estate.

Mace provided key analysis of building licences and regulatory compliance advice, in particular concerning fire regulations. Site inspections were carried out to obtain an overview of the state of the structure, fabric, installations and maintenance. We also provided a review of disabled access facilities and checked measurements of building size. In addition to calculating cost for the priority repair work, Mace also produced maintenance and repair cost schedules for the following ten years.

• Technical inspection on the physical state of the buildings, in regard to construction, installations and maintenance

• Compliance of current regulations: fire protection, evacuation, disabled access

• Audit of building measurements
• Inspection of potential environmental risks, including hazardous materials
• Cost calculation of necessary refurbishments for two buildings
• Mandatory updating in the case of a purchase to comply with current planning restrictions and other regulations, including cost calculation for all buildings
