Mace Plus

Information

In December 2008 Mace Plus were appointed on the One Grafton Street project for developer Hines to deliver first class retail, residential and office space in the heart of Mayfair. The One Grafton Street project consists of 37,000ft2 of new offices, retail and residential space situated behind two retained facades in the heart of Mayfair. The project has great logistical constraints; entirely filling the site behind retained facades and against a Grade I * listed building and party wall. Mace demonstrated the ability to manage the chalanging logistics whilst acheiving the required complex engineering and high quality finishes to secure the project.

One Grafton Street was procured under a 2 stage design and build major form contract for the UK arm of American property delevoper Hines. Designed by Hamiltons architects, with SKM Anthony Hunt as structural engineers and Long and Partners providing the mechanical and electrical services, the project will offer uncompromised contemporary space but with a traditional Mayfair facade. The project commenced on site in March 2009 and is due for completion in June 2010.

One of the most complex elements of the project is the retained facades, one of which has had the bottom three storeys removed and is suspended for the new shopfronts to be constructed below. This and the listed party wall which could only be supported externally has required major temporary works stuructures that have had to be coordinated with the permanent works.

The structure consists of 3 storey reinforced concrete frame with a 6 storey steel frame above. The top two floors of prefabricated mansard and dormer windows will appear of traditional construction and are topped with a green roof and photovoltaic array. Mace Plus will complete the office floors to category A which includes high end reception and toilet areas and will fully fit-out the residential element also.
